Building Inspection Requirements

Where Council is nominated and contracted as the accredited certifier for your development, we will be required to carry out certain mandatory progress building inspections as required under the Environmental Planning and Assessment Act (EPAA) 1979 as amended. We may also carry out additional inspections where requested. We will advise you in writing of the type of inspections we wish to carry out.

These inspections typically include the following:

  • prior to the concrete pouring of any structural concrete element
  • footing excavation and steel reinforcement prior to concrete pour
  • slab reinforcement prior to concrete pour
  • underslab plumbing and drainage lines
  • wet area flashings prior to lining
  • framework prior to internal lining
  • internal rough- in water supply and plumbing stackwork drainage lines
  • external sewer and stormwater drainage lines prior to backfilling
  • pool and/or bond beam reinforcement prior to concrete pour
  • pool fencing prior to filling of pool with water
  • retaining wall reinforcement
  • fire safety services for commercial/industrial and multi residential buildings
  • completion of the building prior to occupation or use
